
The F3 project is the second phase of housing to start construction as part of the neighbor-informed Boston Square Together plan. The project, developed by Amplify GR and Brinshore Development, will contain:
- 45 units of 1,2 and 3 bedrooms
- 36 units affordable for households earning up to 60 percent of the area median income
- 9 units market rate
- 10,000 square feet of commercial space along Kalamazoo Avenue as a future neighborhood food hall
The adjacent first phase of housing, recently named Kabo Flats, started construction in September 2024 and will open in June 2026. It will have 57 mixed-income housing units and 5,000 square feet of commercial space for 2-3 local businesses.
When complete over the next few years, the comprehensive 10-acre Boston Square Together development will be the largest investment in Grand Rapids’ Third Ward in more than a generation.
The Boston Square F3 project adds 45 new housing units to the City of Grand Rapids, helping address the ongoing housing shortage with mixed-income units of varying sizes for a range of households. More than 700 people have expressed interest in securing a unit in the new Boston Square housing. This underscores the excitement and demand for new housing options in southeast Grand Rapids.
“This mixed-income, mixed-use project is a significant step in realizing the overall Boston Square Together plan that was co-designed by neighbors more than six years ago,” said Jon Ippel, executive director of Amplify GR. “We are proud to partner with neighbors to advance the largest investment in southeast Grand Rapids in more than a generation. Boston Square Together, and the F3 housing development, are one of many efforts to increase investment in Grand Rapids’ third ward and reinvest in thriving neighborhoods.”
Project partners include Brinshore Development, Michigan State Housing and Development Authority, Michigan Economic Development Corporation, Michigan Department of Environment and Great Lakes, City of Grand Rapids, Macatawa Bank, Integrated Architecture, and Wolverine Construction. The project received a state appropriation through MSHDA.
Boston Square Together is a neighbor-informed comprehensive plan for 10 acres in the heart of the Boston Square neighborhood and business district. The plan includes the new HUB 07 community center, which opened in 2025; more than 220 housing units, including homeownership; 40,000 square feet of commercial space for local entrepreneurs; and new parks and green space.
