PNC Economist Ershang Liang: Home Prices Increased in November,

But Growth Is Slowing
  • The Case-Shiller national home price index rose 0.2% in November from October after seasonal adjustment. Prices continue to increase, but the pace of growth has slowed in recent months.
  • National prices rose 5.2% on a year-ago basis, the fastest pace in 2023.
  • 14 of the 20 metropolitan areas covered experienced price gains on the month, and all but one experienced year-over-year price gains.
  • Housing affordability is extremely low, and prices will fall slightly in 2024.

With Modest Gain in Income; Inflation Continues to Slow
  • Nominal consumer spending rose 0.7% in December, with after-tax income up 0.3%.
  • Both the overall and core PCE price indices rose 0.2% in December. Inflation over the past half-year has been at or below the Federal Reserve’s 2% objective.
  • Both consumer spending and income growth will slow in 2024.
  • Slower inflation will lead to fed funds rate cuts later this year.

PNC Chief Economist Gus Faucher: Q4 GDP Growth Comes in Much Better Than Expected

Even as Inflation Slows 
  • Real GDP growth was 3.3% in the fourth quarter, better than expected. Growth in 2023 was 3.1%, up from 0.7% in 2022.
  • All major components contributed to the increase in GDP, with a solid gain in consumer spending.
  • Both the overall and core PCE inflation measures were at or below the FOMC’s 2% objective in the fourth quarter as inflation slows.
  • The strong fourth quarter sets the economy up for continued expansion in 2024, albeit with slower growth.
  • Although slowing inflation supports a near-term fed funds rate cut, the FOMC remains concerned about growth that is running above the economy’s potential.

PNC Senior Economist Kurt Rankin: Initial Jobless Claims Rose by 25,000,

  • Initial claims for unemployment insurance rose by 25,000 to 214,000 in the week ending January 20.
  • The four-week moving average of initial unemployment insurance claims fell modestly to 202,250.
  • Continuing claims declined to 2.058 million (not seasonally adjusted) in the week ending January 13.
